What is an electrical inspection?
An electrical inspection of a building involves an expert checking your electrical installation. They examine the condition of your installation and whether it complies with current regulations. Does your installation comply with safety rules? Is it being used correctly? Are your meter readings correct? The expert will check whether you’re following the rules set out in the General Regulations on Electrical Installations and whether the available information matches the actual situation.
When am I required to have an electrical inspection?
You are required by law to have your home's electrical system inspected when you start using it. For example, if you want to sell your property, you must be able to provide an electrical certificate or a conformity report, which is the official report issued by the expert following your electrical inspection. An inspection of your home’s electrical system is mandatory.
It is also possible for your certificate to become invalid. You should have a new inspection carried out if:
- your certificate is 25 years old
- your electrical installation has been modified or expanded
- the power supplied by your electrical installation increases

Frequently asked questions
You may need to have certain documents to hand during the inspection of your electrical installation.
For example, the inspection body may ask to see wiring and electrical plans at the time of inspection. These plans describe the locations of fittings and components such as your sockets, switches, switchboards, junction boxes, lights and electrical appliances. The plans will be prepared by the inspection body if your home was built before 1 October 1981, but if your property was constructed more recently, your electrician can also prepare the necessary documents.
If you’re unable to provide these plans, the expert is required to include this breach in the inspection report.
The first step involves a review of the necessary documents and questions about the electrical installation. Next, the expert looks at your electrical installation, takes meter readings and checks if your diagrams match the actual situation. They may need to run some tests to check your installation. The expert will then prepare your inspection report, which can have a positive or negative outcome. If there are any breaches or areas of concern, they will also be mentioned in this report.
You are required to have your home’s electrical installation inspected every 25 years. If you don't, or if your installation is rejected, you may be at greater risk of electrical problems such as power cuts or even fires. In addition, an insurance company may require a valid inspection certificate if you ask for compensation after a fire or accident.
As electrical installation defects can pose serious risks, you are required to have your electrical installation inspected. During this inspection, your electrical installation is checked for compliance with the requirements of the General Regulations on Electrical Installations (AREI). An approved inspector must carry out the inspection.
An inspection is required:
- Upon commissioning (before first use of the installation)
- If the installation is significantly changed or extended
- If the power supplied by the installation increases
- When a property with an old installation is sold

* While this additional service is aimed primarily at residential properties, it can also be used for small non-residential properties like a hairdresser’s or an at-home office. Larger non-residential properties such as business premises or warehouses are not eligible for this additional service.
Renovating
After renovation works, you’ll likely need an electrical inspection, a gas inspection and an Energy Performance Certificate.
Selling
If you’re planning to sell your home, you’re legally required to submit an electrical inspection and Energy Performance Certificate (EPC), and also an asbestos certificate if your home was built before 2001.
You are also required to have a soil certificate, town planning information, a post-intervention file, a cadastral plan and flood risk data.
Renting out
If you want to rent out your home, you are required by law to have an electrical inspection and Energy Performance Certificate (EPC), as well as a soil certificate, a post-intervention file and a certificate of conformity.
